There are lots of ways to use the guaranteed sale strategy such as " Your home sold in 28 days GUARANTEED or I'll sell it free" … or I'll buy it…..or Ill pay the mortgage until it does………or I'll pay you $1,000, $2,000, $5,000….. or you can fire me etc. You should inquire with your board, state laws and broker to make sure it's ok before you start using it. I don't know how Kevin will be teaching this but I'm sure it will be the same general Idea.

Derek, You won't do it all the time, but it is a legitimate value proposition with a system and plan that works if they're motivated. And it actually helps them get maximum value for the house. And yes…it does get them to call! Great questions!

Great question, Keith. Just make the terms of the guarantee clear and simple. The worst recourse should be that you give up commission or they can "fire" you. The key is clear, honest, professional communication to a realistic, motivated seller.

I would feel more comfortable guaranteeing 69 days with 3% price reductions every 15 days with the starting price being what a appraiser said it was which the owner pays for and also have owner pay for a home inspection and they have everything fixed which is wrong. also have them stage the property.

I have been mailing advertising postcards and when I finally got a call for a potential listing, he asked how long have I been selling real estate. I was honest and told him I am actively involved for 6 months and I have 2 mentors with over 30 years in real estate each. I could tell that he instantly shut down and I could not even get his name or any contact info. How do I earn the trust of the potential client not having a lot of professional real estate experience? I have a great deal of personal knowledge having been involved in short sales before they were even vogue and having been a apartment complex owner and having bought and sold about 15 properties in my lifetime including investment properties.
Hey Keith…great questions! It sounds to me like you've been very active in real estate for a lot longer than six months. Their question was not their question. They don't really care how long you've been "selling real estate" they just want to know if you can sell theirs. They asked that question because it was the only way they know how to communicate their real question. The right answer is not how many months or years for any agent…it's about communicating to them the certainty and confidence that you know what to do and how to do it to get them the result they want. Yes. It is a written guarantee. And you definitely want your sellers to sign it because they are also agreeing to do certain things.
